Loss in value as a single value

With example 1 the residential area was calculated from the whole area and the floor/ground ratio was the basis for the evaluation. This meant that the probability of people living at any certain position in this area was regarded to be the same for all positions.

It is also possible to use the exact position of all buildings and their geometric location. In this example the noise induced loss of value for all buildings is calculated as a single number value. This is the preferable procedure in order to rank different noise mitigation strategies.

The example scenario includes roads, buildings and areas of designated land-use. The above mentioned values are defined globally (Options|Land use).

Step 1 - Building evaluation and calculation of a building’s noise map for all residential premises

On dialog Options|Building Noise Map select „energetic“ for the option „Averaging Method“ (see Building Noise Map).

The building evaluation symbols have been generated for all buildings using the dialog Modify Objects. Then the calculation at receivers is started (this includes calculation of façade levels and building evaluation.

Step 2 - Evaluation as single digit result using Object-Scan

The results are evaluated via menu command Grid|Object-Scan (see Object-Scan). Apply the settings below and click OK. The values are calculated and summed up for all 97 buildings.

The following parameters are used:

  • PO_AREA: ground surface covered by the building (area of polygon)
  • PO_HREL_P1: relative height of the building at point 1

The other parameters are explained above.

After confirmation with OK the noise induced reduction in value for all buildings is shown. In this case 513,038.35 Euro during Day (or any other monetary unit).
